As title agents, we can issue title insurance when appropriate based on underwriting requirements, and we work to ensure our clients receive clear and marketable title.
We routinely review transactions for the issues that derail deals or create expensive disputes after closing. That includes identifying and evaluating easements and restrictions, confirming legal access, addressing condemnation and right-of-way concerns, and spotting boundary or land line issues. When title problems appear—missing releases, deed errors, unreleased liens, probate gaps, or other defects—we assist with curative work to correct issues before closing whenever possible.
We also draft and review real estate contracts, including purchase and sale agreements and related addenda. When a party fails to perform, we advise clients regarding available remedies, including specific performance and contract enforcement options.
